It was on channel 12 news tonight the neighbors dont want it but they said the area is zoned industrial and he could put a chemical plant in if he wanted

I am from the Ross area and they are fighting it tooth and nail , since the E2o
purchase did not go through he is gonna just build his own ???? he already owns a 126 acres there is one problem it just backs up to some higher end homes and they are Bitchin !!!!

I say fug'em. If they won't let him build a race track on the land then he should build something like the mentioned chemical plant just to piss the neighbors off. I do understand wanting their piece and quiet but on the other hand if it already zoned heavy industrial they could end up with 24 hour noise instead of a few hours of noise a couple days a week for just a few months out of the year.

If it's zoned for that, the neighbors and zoning commission are going to lose. You cannot just say no to a development that fits in the zoning. If you conform to zoning, they HAVE to approve it. That's the whole point of having zoning laws.

I have to admit that I can see where the people are coming from, I just don't agree with them. I could easily tolerate the sounds of a dragstrip for 20 hours a week if it meant they weren't going to put in a sewage treatment plant, or recycling center or something. And WTF are they whining about when they buy a place across the street from Fernald?

NIBMYs. Nobody wants anything built near them.

I bought my house in an established neighrborhood. There is no large filed next to us where something could be built. There are houses everywhere and always will be.

I just don't understand why people feel they can control what happens on property they don't own. If you want the damn field to stay there, BUY IT. You don't own the ground, you don't own the trees, you don't own the view, you don't own the quietness. If it means so damn much to you, pony up the dollars and buy it.

Its not real far from me and I am sure I will hear more about it. You know I live up the street from a gun club sometimes I hear the boom from the shot guns. For the most part my house stays quiet I wound not want the noise near my house. I used to hear Tristate run when I lived in Fairfield.

I'm about 4 miles away from Tristate, 10-11 miles by road and can still hear the cars run when the wind is blowing right.

Myself, I like it. I'd love to have a moblie home cracker box trailer up on the hill near Tristate!

I can hear Kilkare from my house. It doesn't really bother me but then again I am a few miles away and its only the really fast cars that I hear. I might think differently if I lived next to the area where they are going to build it, but I say let him have at it. You can never have too many race tracks.

Oh and I word on how this all works. Despite the zoning of the land he has purchsed there must be zone issue(s) that are not already approved if it has to go before the board of zoning appeals. Despite being approved for construction of a chemical plant or refinery I doubt the zoning regualtions specifically permit of prohibit the contruction of a race track on the land. That is probably one of the big hang ups. He must file to a variance (or more than one) from the BZA to build the facility. If its going before the BZA the its totally up to them to decide what's in the best interest of the city or township and it may be based solely on opinion. However the BZA's decision is legally binding and can only be over-turned by a judge. I would anticipate this to be turned down by the BZA and end up in court before its all said and done. If I had to guess it could easiluy be 5-10 years before the first car makes a pass.

go to google earth and look at location: 39 18' 16.75" N and 84 42' 10.93" W will get you to paddy's run rd where you can see rail road tracks running parallel to it and crossing it

The worse thing that could happen by having a third track in the Hamilton, Butler area is that it could split up the limited number of cars that do race to the point that neither track makes a profit and all three go bankrupt. The family that runs Tr-state are good people from what I gather and I would hate to see them loose their business but their track is limited as to what kind of cars it can handle and the length of their track.

While I would love to see a nice top notch track open up in the area that could bring some Big Dogs to the area, I would hate to see the demise of the other tracks that have been here and supported us with special events like UMTR or the Powerfest.

Landprices, topography and drainage.

Not many flat areas out east that drain well. The Great Mimai aquifer and the underlying gravels allow dead flat fields to drain out there in Butler County. In Clermont County, they generally have clay type soils that drain really poorly in the areas that are flat.

There is a huge need for another track up North here. There was a court fight a few years ago about a developer wanting to put a track near Medway (between WPAFB and New Carlise. Also between Huber Heights and Springfield. It got blown out of the water and never materialized. :(

BTW, Kilkare is WAY over crowded and you can't get many runs in at all. :mad:

someone should just build a drag strip at an old abandoned small airstrip like they did back in the days of good ole hot rodding, that would sound like a lot of fun... a vintage themed dragway :bigthumb

Really now........different generation, different body styles, not much has changed.

BTW, ........Colerain Ave. Home Depot SUCKS! Lowes had more in the bolt section, yet neither had what I needed.

It's not so much the slow thing, but you said it. For me it is the 55 gallon drum of a muffler that sounds like a fart in the bathtub and everywhere they go they just rev the hell out of it. It is Annoying (sp) for us, and is embarrasing for you guys!:dummy:
