Just took house off the market and looking to refinance and take advantage of the low rates.can anyone recommand a loan officer or mortgage company? And what kind of Finance fees have people seen? Any help I appreciate

When I did my refi I went with Union Savings Bank. Their $299 closing costs were hard to beat and their rates are competitive. If you have a credit union you can join I would also check there. Wright Patt CU up here has the best rates I have seen anywhere. They are at 4.375% on a 30 year, 3.75% on a 15 year, and 3.65% on a 10 year.

Union Savings Bank or Guardian Savings usually have the lowest closing costs and decent rates.

We just refi'd with Union at 4.50% on a 30 yr fixed and $290 closing costs.

I just got a 4.375% on a 30 yr fixed. It's through PNC.

Union savings just tried to hit me with over 3g closing cost. Wtf? I have the paper work here at home. I did a refi a year ago and it didn't cost that.

Guardian Savings in Ft. Wright...low fees good rates. We refided with them last year...no other bank could touch their fees or rates.

2 years and I will never make another house payment the rest of my life. My biggest regret is ever refinancing my house. You save some money but if I ever did it I would use the savings to shorten the loan. Keep the payments the same. This is a voice of experience. As you get older things happen. I see these 30 year loans and cringe.

What he said. We keep refinancing but shortening the term. We have been in our house for 8yrs and should have it paid off it 10yrs and that even includes do a home equity to buy our camper. I can't wait to get this thing paid off.

yeah I had mine done last year at 5% 30 year fixed. Thats awesome man, congrats on the low rate. I have been getting all kinds of notices in the mail to refinance but now I don't see any reason to do so. Not enough money saving a month and adding another year just doesn't make it worth it to me.

Yep! Good advice.

29 and looking to lower mine from the remaining 25yr @ 7.5% to a 15yr ~4%. Rates are awesome right now (if you bought/refi'd 5+ years ago). If I had the extra cash for payments ($55k) I would pick up the empty house behind me, just because.

I seem to recall them advertising the $299 closing costs as some sort of special though they have been doing as long as I know of. Maybe finally ended the "special."

I would also throw Third Federal out there. They are top notch to deal with as well and their rates are usually near the lowest though I am not sure if they lend in Kentucky or not.

Guardian Savings in Ft Wright. Just did it last spring. Very easy and I shopped around and no one could touch their closing costs. It wasn't even close. We got a 15 year @ 4.5 but I think they are closer to 4 now.
