View Full Version : any advice on getting som bad renters out of house

i got a house that i rented out in middletown. renters called said they got water gas and electic in their name. my brother lives next to the house. calls me the next morning says water is running down the road like a small river. so i call the city they come out turn it off and said they turned it on illeagly and broke the main water line on my side so i got to get it fixed. so i thought and called duke energy they turned the gas and elecric on illeagly to so i did a home inspection they changed knobs on house except back door opened it and a pit bull came at me shut door back animal controll came out their was another pit tied up in basment with a 6" leach and a real big dog kain corsa tied to the main water line down their no food or water nobody had been their for 2 days. animal controll lady took the dogs to the pound. anybody know the quickest leagl way for me to get these people out they aint been their since i served them a three day notice no furniture really a tv and a few other things think i can change the knobs and start repairing and cleaning up what these peices of trash have done?

Did they sign a lease? If so Post up a copy. Hope you got a healthy security deposit.

they did sign a lease got a 350 deosit and they broke several things on the lease. can i lock them out how long should i wait to say its abanded

I would call the police dept and then tomorrow talk to a lawyer about it...

I rented my house out and the guy who rented it sub rented it without me knowing. I called the police because they had 8-10 people staying there with a king size mattress in the living room. The police told me if they had one piece of mail in their name it could take up to 90days to get them out.

If you want to play it safe you need to do a regular eviction with the courts. Post the notice on the exterior doors of the residence and mail one to them. If they used a relative as a reference mail one to them as well...addressed to your renters of course. Also a $350 deposit seems low. When our family was renting houses we would get at least three months for the deposit. Renters can destroy so much in a house that a one month deposit can not even begin to cover.

No need for a lawyer. File with the courthouse, and wait for the trial. 9.9 of 10 they never show. 3 days later they are out. If not, the Police can and will come and escort them out. It will cost you less than $100 in fees and less than a month too.

Good luck! My father-in-law was been renting house for over 20yrs and has the eviction down to a science. I can have him call you if you'd like. PM your number.

I'm going through this now, but I didn't have a deposit. Guess that's what I get, for renting to a relative! At least they are out now, just need to start getting it presentable.

It does suck when you try to help people and they screw you over like this. When we had good renters who took care of the property we would always work with them if an issue came up. I would go down to the court house first thing tomorrow and start the process.

If they want to put up a fight it can be miserable to get them out. A buddy of mine bought a house to fix up and didn't do anything with it for 6 months. Some people moved into it and put the electric in their name. It took him over 6 months to kick them out of the house and the judge ordered he had to rent it to them. They lived in the house for a year and 90 days without paying a single dime.

these pieces of trash didnt put the nothing in their name they turned them all on ileagly gas water and electric so they are no utilitys on in the house. so good luck living in their.

NO YOU CAN NOT LOCK THEM OUT!!! You can be fined big time for that and even end up in jail.

Go through the basic eviction process. Here there are 3 time periods based upon the problem. Here you would qualify for the 10 day eviction.
Should cost under $50.
Just document all the lease infractions, also the fact they are no longer their and what they are costing you by the things they damaged. Keep security deposit and file in small claims court (not that you will get anything but it will help other landlords out if they have a judgement against them).

its crazy i cant lock them out but they changed the doornobs and TRIED to lock me out. their 3 day notice ends in the morning wifes going up to the city building in the morning to set them up a court day i think it will be $100 well spent

how am i going to get in trouble middletown police dep. removed the dogs i didnt. 2 pit bulls 1 was loose in basment 1 pit tied to a metal post with a 6" leash it couldnt move and a cain corso tied up to the main water line that comes in the basement with the biggest log chain i ever saw. no food water no tags no insurance on the pits.:screwy:

i think i found a good guy to rent it to already. i got to get a plumber out to fix water. know i got to get a permit and everything because of these pieses of trash. i dont feel they deserve any rites. in my eyes their nothing but thiefs no diferant than going to wallmart and stealing

no realy i think they got scared that they were going to get in trouble for stealing utilitys gas -electric & water and got out of their just got lucky

do a background check. and make sure gas and water and electric is in their name befor you let them move in
